When an Offer is Accepted

Once your offer has been accepted, the following steps will take place. A copy of the accepted offer is sent to your preferred lender as well as the title company.

Schedule a Home Inspection

We will immediately schedule a home inspection to meet contractual guidelines. Any problems found will be negotiated and resolved. Once negotiations are agreed upon, the lender will order an appraisal, if you are obtaining financing.

Title Search

A title search will be performed on the property to ensure there are no encumbrances. A background check will also be performed on the buyer(s). Buyer(s) will need their social security numbers and previous addresses for the past 10 years.

Obtain Title Insurance

Title insurance will protect you of any liens found against the property.

Underwriting Approval

This means the underwriter has reviewed all documentation and has approved your loan. An appraisal is then ordered to ensure the house is priced at Market Value. Once the loan is approved your lender will request loan documents to be drawn and sent to the title company for closing.

Obtain Funds for Closing

Your title company will examine the title report to ensure the home will be sold free and clear of liens. The title company is where you will sign your closing and loan documents for your new home.

Funding

The final step of the home loan process is funding. After you sign your documents they will be sent back to your lender for review. Once the lender has reviewed the loan documents, they will send your loan proceeds to the title to fund and record.
